Flughafen Berlin Brandenburg GmbH will be exhibiting at the Expo Real 2013, the 16th international trade show for commercial property and investments, in Munich. Marketing activities will focus on the developments Airport City and Business Park Berlin at BER. Both developments offer potential investors great investment and development opportunities at the new Berlin Brandenburg Airport Willy Brandt.

The biggest provider of high-quality commercial space
The airport company is the biggest provider of high-quality commercial space in and around the airport – both in Berlin and Brandenburg. Its portfolio comprises various areas of development spanning around 2.9 km2 of net building land, which lie both within the airport grounds and outside the security fence and offer varying locational qualities. It is able to offer tailor-made sites for virtually all user groups: besides sites for airport services, areas are also available for offices, hotels, leisure, conventions and conferences, commerce, logistics and light manufacturing.

Projects realised at BER
As well as the first properties, the landscaped areas have also been completed in Airport City. The office and service complex Berlin Brandenburg Airport Center (²BAC), developed by Frankfurt-based property developer Fay Projects, opened last year and has already let 95 per cent of its space. Besides the airport company, firms such as Bayer AG, Sanofi Aventis and various airlines have rented office space. Designed as a green building, ²BAC was awarded a silver certificate by the German Sustainable Building Council (DGNB – Deutsche Gesellschaft für Nachhaltiges Bauen).
Property developer ECE joined forces with the Steigenberger Hotels Group to build a 4-star superior hotel with 322 rooms and an adjoining conference and congress centre in Airport City. The hotel was awarded a silver DGNB certificate in 2012 for its economic and environmental qualities. The hotel will go into operation when the airport opens. Four multi-storey car parks and a car rental centre have also been completed.
Around 41 hectares of the Business Park Berlin have been sold to investors. A 3-star hotel belonging to the Meininger Hotel Group has commenced operations, further structural building work is being planned. The first construction stage of an approx. 17,500 m² logistics project consisting of warehouse space complete with office space has been completed. The second construction stage of approx. 8,500 m² of rental space is currently under way. The second infrastructure development phase was able to be completed as planned.
In the west of the new Berlin Brandenburg Airport the Maintenance Area is being built. Technical buildings, Fire Station West and two maintenance hangars have been completed. Investors Harder & Partner have built a 12,000 m2 maintenance hangar for the two airlines airberlin and Germania. Up to six Airbus A319/A320 aircraft or two A330s can be serviced in this hangar at the same time. Lufthansa Technik AG has built a 6,500 m2 maintenance hangar that offers space for three Airbus A321s. Space for offices, storage and workshops will also be created for both hangars. Landside, there is space for complementary functions in the adjacent Westgate quarter, as this area is in the immediate vicinity of access gate West. An area of around seven hectares has been set aside for commercial aviation-related users here.
The Service Area North development is the service area for air cargo and logistics. The area is close to the apron and offers immediate access to the security area and has a direct link to the motorway. The first development stage entailed Dietz AG building a cargo centre for belly freight on an area of approximately 3.3 hectares. The cargo centre opened on 3 August 2013 with a starting capacity of approx. 100,000 tons of cargo per year and can be extended in stages by investors to keep pace with demand.
The Service Area South development, located to the south-east of Airport City, is for companies that work airside or are involved in airport operations. Various departments of the airport company, ground handling services, the fire service, security services and energy providers, as well as numerous other companies and organisations required for airport operations and airlines operating at the airport, have located here.
Prospects for future development
The Airgate development is being built along both sides of the central access road from the motorway to the airport. The core area of the development is intended for traditional office and hotel use. Two striking 15-storey towers are designed for company headquarters and main offices. Naturally landscaped areas in the north of the development are particularly suitable for basic and further training as well as leisure and recreation concepts. A two-stage planning competition was held in conjunction with the town of Schönefeld. The aim was to create an overall plan for a coherent urban development. The winning design by Berlin-based architects Hemprich Tophof provides the basis for future development plans in the area and sets the course for the legal foundations for planning to be in place by the start of investment measures.
Initial concepts for the Midfield Expo Gardens development, which is being built along both sides of the central access road to the new airport, were developed by the architects at GRAFT. The drafts toy with the idea of contrasting the city and countryside/Berlin and Brandenburg and creating a development with its own distinctive character. The development in the north is dotted with free-standing buildings, embedded in a large landscaped park. Individually designed buildings accommodate representative entities such as commercial representatives or company/national agencies. A direct contrast is created in the form of the southern development with its higher and formal stringency and more pronounced urban density.
